Are you from planet Phoenicia?

Phoenicia is a really great place in the Hudson Valley!  It was just voted in the top 10 on the coolest small towns in America list on Budget traveler's site and magazine!
It's a really similar town to Woodstock, very nearby (10 minutes), but much less of the "Woodstock" price tag, (and more to do)!  There are so many super cool houses for sale in the town right now...like this super Catskill cabin!
There really are so many cool small towns all around here and buying a piece of Hudson Valley Real Estate is a super smart move!

This week in Hudson Valley Real Estate

In this past week, there were 24 properties sold in Ulster County.  The lowest sold price was $73,400 and the highest sold was $1,525,000, (was asking $2,200,000).  Here is the list.  Notice list price, sold price, and the days on the market.
My business is suddenly really picking up with buyers, and I think people are starting to see interest rates creep up, and would like to get offers in before the winter.  My website is a great place to start your search.  You can look through listings and change your settings so that anything that comes on the market new, and matches your criteria, you are immediately notified!

Slowly creeping in the RIGHT direction...

It's looking like interest rates are creeping up, and so are "pending" (properties with accepted offers) sales!  Here is a great article from the National Association of Realtors...
Hudson Valley Real estate is also showing signs fo a pulse.  Here are this past week's sold properties...
This past MEDIAN sold price was $240,000.

Network Chiropractic has really helped me!

Network Chiropractic care is a very powerful and unique practice.  I went to a Network doctor about 16 years ago because I was in great back pain from my old job of installing monuments, (most weighed hundred of pounds).  I remember wondering if it was going to really do ANYTHING because it seemed like such a gentle approach and I was used to the regular chiropractors that forced everything back into place.  I knew right away when leaving the doctor's office that SOMETHING was different and better. 
Over the years I have gone and really love how it has brought be ease and peace in my stressful life. 
It can be a difficult thing for me to explain to people when I try and tell them about it.  I just can KNOW that it has worked and done seriously amazing healing in my life.  Here is the website that may explain it the way it should be explained...

Having a deaf brother

can really help if selling Hudson Valley Real Estate to a hearing impaired client.  My middle brother Michael has been deaf his whole life and growing up with him was just "normal" for me.  Last year I had a deaf client who was looking to buy a home.  Mickey was a great help with communication because I don't know much sign language.  With today's technology my brother could really be a help if I have any other hearing impaired clients.  I use Skype and he has a "video relay" service that is just like Skype.  I sold my brother a house last year and he lives near me and would love to help me if I need sign language.

Anthony Bourdain in Kingston last night!


Kingston was buzzing last night with foodies and fans of Anthony Bourdain!  Anthony came to town last night to do a show at the Ulster Performing Arts Center in midtown.  Every one of Kingston's new restaurant owners were out for this show!  UPAC is such a great venue and I have seen so many amazing shows there.  I have seen Patti Smith, Whoopie Goldberg, The Black Crowes, Jerry Lee Lewis, Natalie Merchant, and so many other great shows there!  It's a really classic old theatre and any show is great to see there!
Kingston is really becoming a scene with cool new restaurants.  The city reminds me of what happened to Williamsburg Brooklyn and I hope this continues.  I had to show buyer clients from Connecticut houses in Kingston all day yesterday and it was nice to see this city through their eyes. 
After a day of showing houses, I went to the show...
I am a big fan of Anthony's show "No reservations" and love his books, but didn't know what to expect him to do live.  His show was classic Bourdain.  He shredded celebrity chefs, food writers, dumb tourists, and really left nobody in the food world safe.  I ate all of it and it was a delicious show!
After the show I got to meet him and asked him to come to Rio again.  He did a show there once back when Rio was a whole different city and a way more dangerous place.  I told him how it's changed and ready for him to come back.  It would be sweet!
Now is the time to buy property here in Kingston.  Prices are ripe, and interest rates are simmering on low!

Hudson Valley Real Estate in winter...

Can get  a little slow.  It's the time of the year when I head to Rio de Janeiro.  While I am there, I parade and compete in Rio's Carnaval.  It's the biggest show on the planet and I march with the same group, (samba school) Vila Isabel every year.  All 3,800 in our group go in to the stadium in from of 100,000, (and the global news) to perform this year's theme, song, and dance while the jury judge on many ddifferent categories.  I was with them when they won in 2006 and we won that year by only 1/10th of a point!  This year the supermodel Gisele is parading with us!  Our group's theme this year is HAIR, (not the musical)!  We have 75 minutes to get the group down the runway and through the stadium including our floats that can be 6 stories tall!  It's always a big suprise to get my costume each year.  One year I wore something that was 15 feet high, and had to parade at 4AM in 100 degree heat!

I still stay on top of the local market, just in a much warmer climate, (it's summer in Rio at that time)!

The past week of Hudson Valley Real Estate...

I usually post this on Friday, (or try to) but am going to be busy tomorrow morning.  There were 37 properties sold this past week.  Here is the link to them...
Notice the "original price" and "sold price".  Also notice the days on the market, ("DOM").
When pricing properties, I really want my sellers to price properties at least 10% LESS than the rest of the homes similar to theirs on the market, (below the competition).  This can be a tricky thing to explain to a seller, but I am always confidant it works!  There is also a chance that having a great property with a super price could cause a bidding war which could end in the property being sold HIGHER than it's actual value!

Upstate New York in the fall...leaves and homes!

This is the time of the year when I dread the cold and start to complain about it getting dark earlier every day...GROAN!  I start to daydream about going to Rio De Janerio in a few more months where it is again SUMMER!  I always forget this is FALL and the best time to live here in the Hudson Valley!  Selling Hudson Valley real estate this time of the year can be great when I take clients to a property with amazing views of the Fall colors like this home I am showing today...
It's also a great time to get to the Walkway over the Hudson!  Open a year now, it's the best local place to see the Fall colors!!!
Yesterday, the colors here were PERFECT!  I went out to the porch and took these photos of the Hudson River and last night's full moon...

What has the Hudson Valley market been doing the past month?

From a search on the Ulster County MLS system...
Sold residential properties that closed sales between September 1st and today, (10/20).
There were 84 properties sold.  The highest sold at $1,100,000, the lowest sold at $32,500.  The average days on the market was 160 days.
There is so much in the news that makes the current market look dismal, but I see local homes selling!  I have really been busy working with buyers and getting properties marketed for my sellers.  Pricing in this market is so important.  The market is flooded with homes, and I really make sure my listings are the best priced homes out there! Look at "asking price" and "sold price".  You really get an idea of homes that are priced right, and those that may have not.  Here is the past month's list...

Woodstock film fest tech gossip...

So, living in the Hudson Valley always has surprises!  A few weeks ago I went to Diesing's for breakfast...
While I was eating, I was listening to two Woodstock Film Festival
goers chatting (loudly, wanting to be heard and sound important) about tech stuff.  Normally I really try to  ignore the weekenders trying to look important to us locals, but they were actually chatting about something I knew a little about.  They were talking about the "new I-phone" that is coming out.  I have never owned an I-phone and love my Palm Pre, but I may have to get the newest I-phone when it comes out.  My sound system in my Subaru Legacy is awesome.  My friend owns stock in the sound chip that is in my car, (Cirrus Logic) and he tells me that is what makes my car sound system sound so amazing.  I don't follow sound and tech stuff, but my car really does sound awesome, and even clients have asked about it and I smartly tell them about what makes it sound so great!
These two tech geeks were chatting about how that same chip is expected to go into the new I-phone when it comes out.  I use my phone to listen to almost all of my music and if this new phone is as sweet as they were babbling about, I may have to just get one, (like EVERYONE else has done and I have fought the trendy)!
One interesting little bit if info picked up living here in the Hudson Valley...

Forclosures in the Hudson Valley?

I am getting a lot of people lately asking if I have access to foreclosure properties.  Yes, I can find those for buyers!  Today (10/11/10) there are 38 properties in the MLS.  The lowest price is $27,900 (for a 900 square foot WRECK in Green County) and the highest price of $279,000 for a 2,800 square foot home that needs some work in Orange County.  There are many serious "hurdles" when buying a foreclosure from the bank and buyers are not protected like they would be just buying the same priced home from a listing agent.  If you really are interested in a Hudson Valley foreclosure property, give me a call so I can help you through the process.

The local market these past 30 days...

So, in the past 30 days...
There have been 71 residential properties sold in the Ulster County MLS.
The average sold price was $252,782 with the highest price being $1,100,000 and the lowest at $35,000.  The average days on the market was 160 days.
 Here they all are...
Selling Hudson Valley real estate in this current and challenging market can be tough, but this shows it can and is still being done!  One of the properties sold this month was here in the city of Kingston.  It was sold to a friend of mine and I saved her a lot of money by working as her "buyer's agent".  I explained that relationship to her by letting her know, "when you call the phone number on a sign in front of a house, you are most likely calling the company hired to work for the seller and get the seller the most money for their home".  She was also surprised to find out that it's the SELLER who almost always pays the buyer's agent not the buyer!  Here is her wonderful new home...
When I knew she was seriously interested in buying the house and asked me what I thought a good offer was, I looked up similar houses that have sold in the past six months and gave her an idea of what to offer.  The house was listed at $209,000 and I was able to get her the house for $185,000 based on what I found out "fair market value" was for the home.
I price my homes the same way when I am hired by sellers to get their homes on the market.  I defend the price of a house because I know the house I am trying to sell is priced right from my expert pricing skills! 
So, this market may be in a very tough time right now, but things are still selling and prices have seemed to have stopped falling, (whew)!

Garlic festival time!

One of the first signs of the Hudson Valley fall season is the annual Garlic festival in Saugerties.  It's always the event that grows every year and brings great tourist traffic to our area.  As a Realtor, I always look at the event as a place to meet possible clients who may need help with Hudson valley real estate.  Many people come to the area and look for property in Woodstock.  Saugerties has many of the same things people look for in Woodstock, (country homes, farm stands, weekend quiet) but with much less of the price tag and just a few miles down the road from Woodstock.  Here is the website with all the info...

Hudson Valley history

Owning Hudson Valley Real Estate is very special, and may also bring you close to a piece of history.  Right near my office in Kingston is the only four corner intersection in the country with a stone house on all four corners, (from the 1600s)!  Here is a great local site with history news...

One of the great preserved homes on that intersection is the Persen House.  I just had a friend visit from Ireland and we took the tour.  It was really fascinating and I kept thinking, "right here a block from my office"!
There are many famous local people who lived here too.  Politicians, writers, and artists.  One person who is from here is Sojourner Truth.  She was a slave with an amazing story.  My best friend is working on a park in her name and can give people more information about this fascinating American hero that Wikipedia can...

Hudson Valley summer life is the BEST!

I have friends from Florida visiting right now, and there is almost too much to pick from for things to do while they are here!  Over the weekend we went to Saratoga.  Saratoga is the "best six weeks of summer" and "what Vegas wants to be"!  I follow the horse owners and trainers all year and can't wait for them to come to NY and race.  I had such a great winning weekend, and so did my visiting friends!  After the races we usually go to the Horseshoe for some live music and great food.
After a wild fun weekend, we hot really bad Hudson Valley weather yesterday and couldn't figure out what to do with ourselves.  We decided to go someplace I haven't been to since being a kid...HOWE CAVERNS!  It was a blast in the underground caves and a really fun kooky guide!
Now, on today's menu...
One of the greatest county fairs in the country starts here today.  The Dutchess County Fair happens in Rhinebeck, and is the most classic fair that happens.  Just across the Hudson from my house and where the big Chelsea Clinton wedding just happened!
Living in the Hudson Valley, I sometimes just get used to being here in a place that is THE summer vacation destination for so many people.  Being a Realtor and selling Hudson Valley Real Estate lets me help people live this exciting life also!  Just let me know if I can help you!

I'm not always in the Hudson Valley

Winter here can be rough, (unless you love all the winter ski places we offer) so I take off to Rio every year for Carnaval.  I have been going to Rio for about ten years now, and spend about two months there.  Brasil is really home away from home for me in winter because it's their summer and I have lots of great friends there.  The economy in Brasil seems to be doing the opposite that ours is here.  One of my best friends there used to work on the beach by my apartment and was the classic "surfer dude".  Last year when I saw him, his hair was cut and he had a whole new look.  "I'm a Realtor now" he said!  He works at a really great company and loves it.  It was wild for me to hear how real estate works there and all the different laws.  Rio is having a real estate boom like NYC did, but they really can't build more, so people are selling at really crazy prices, (I should have bought years ago when it was cheap)!

The house that Ruth built?

Actually it may be the house that Mr. Goldrick built!  I just found out that bricks made at the property I live at were used to build Yankee Stadium!  Kingston was once several different brick companies along the Hudson river.  I live in Mr. Goldricks home and this once was one of the biggest brick companies in New York.  I just found an online NY Times page that is selling bricks from the old Yankee Stadium that was torn down...

I have these bricks all over my property!  There was also once a church for the workers here, and my neighbors found what used to be the shoe store for the workers just down the hill in my woods!

Rumors and hear say...

I have heard agents buzzing about local banks that plan on releasing a load of foreclosures in the Fall and they expect it to hurry the local Hudson Valley Real Estate market.  More fears without FACTS?  I'm going to try and find out where this buzz is coming from.  There are QUALIFIED buyers in the market with great jobs who are watching the news and afraid to buy homes for no reason at all.  I'm starting to believe that like the stock market people like to buy when prices are high.  Prices and interest rates are at an all time low and while I have some buyers going to contract on homes, I also see plenty who are just afraid to pull the trigger because they think something is wrong.  Not only are prices super low, but I negotiate for buyers to save them THOUSANDS on their new home!  Come on people, it's time to buy!!  Big love!

The big Hudson Valley wedding is here!!

It was really great this morning watching all the morning news shows live here!  They are all right across the river from me in Rhinebeck for Chelsea Clinton's big wedding.  One news station even showed the Kingston/Rhinecliff Bridge that I live next to.  Hudson River living is really the best way to enjoy life!  Here is a Hudson River property I have on the market right now that is just down the road from me...

This weekend is "THE wedding" here!

It really doesn't matter where most locals stand on the political isle, but just about everyone is really excited about this weekend's WEDDING!  I live on the Hudson River just across from Rhinebeck where Chelsea Clinton is getting married this weekend...

There is a very small airport almost in my backyard and because it's the closest airport to Rhinebeck, I have been hearing way more helicopters and planes landing than usual.  Stephen Spielberg, Oprah, Barbara Streisand, and many more have been invited, so my telescope is ready on the porch.
Our local paper "the Kingston Freeman" has been posting almost an article a day and just like everything else these days, people either think it's a great thing for the area, or the end of the world!

Summer wedding in Tampa…

I just returned from a long weekend wedding in Tampa and had a blast!  Best friends oldest son Casey married college girlfriend Brittney.  The entire weekend made everyone realize how life changes, whole people and things do also.  We were taken on their boat to a remote island in the middle of the Ocean.  All I kept thinking was, “the oil is coming to destroy this paradise” and I was filled with gratitude for being able to see everything as it is right now.  After eating and drinking too much, it was so great to return home to the Hudson Valley far from the oil, and have an amazing meal at my favorite “Riccardi’s Hideaway”!  Gratitude filled weekend.CIMG0209

Gosh, gee...them "virtual tours" sure have become FANCY!

Remember the older virtual tours that pretty much were just a zoom of a photo, or a 360 pan around the room from it's center?  Well, there is a whole new technology with virtual tours and clients are loving them!  I have been working on a site called, "Animoto".  It's a smart site, and I can do so much on it for clients.  A buyer could call me and say, "hey, Tim, I'd like more of the kitchen".  I just get to the house, film some things, and edit it into the site before sending it to the client.  Sellers like it too because it gives them input and choices on how their tour may look.  Please take a look at these two I just made...

Rosendale...the REAL Woodstock

What is a "buyer's agent"?

Most people don't know that when they are looking for a home, they drive by a house, see a sign, and call the number on that sign. The home buyer is most likely now calling an agent or company who is working for the SELLER! That seller has hired an agent, and is paying that agent to find a buyer for their home. If you call me and hire me as your, "Buyer's agent", I will now be working for only YOU! Everything we discuss is totally confidential and private. In this current "buyer's market" I have been loving helping buyers find the perfect homes and saving them thousands of dollars doing that! For me as a buyer's agent, the challenge is always negotiating to get the home for the lowest price I can! I am a very competitive person sometimes, and being hired as a "buyer's agent" tickles that competitive nature in me, (prrrrrrrrrrrrr)! The best part of using a "buyer's agent"? The SELLER is the person paying the "buyer's agent" commission! That makes sense if you think about it. I am a Realtor with a client interested in buying their home. That has a big value to the seller and they are usually willing to pay my commission! There are a lot of different things to know about having a "buyer's agent" and I would love to help you with any questions you may have. I am also a "global referral agent" and can help clients find a home anyplace in the planet!

Kingston Digital Corridor geek meeting night last night at Keegan Ales (http://www.keeganales.com/) was a blast! It was like a geek AA meeting! It's going to be held the first Wednesday of each month. They picked three people's business cards from a bowl and each person had to stand and speak for 45 seconds about who they are and what they do. After 45 seconds...BUZZ, and they are stopped, (think geek Gong show). Some of the things they are working on are very exciting, (working with Google to get Kingston wireless)!
