Look what I got over the winter!
I have just been awarded the "Accredited Buyer's Representation" (ABR) designation! What is the ABR? The ABR designation shows that I have studied and passed the exams for representing buyers, as well as acted as a buyers agent in several transaction, (saving my buyer clients THOUSANDS on their home purchases)!

From Kingston to Rio...
When winter comes, Hudson Valley real estate slows down in most areas, (unless it's a ski town). This is the time I take my vacation and come to Rio. I've been coming here for ten years now and seen so many safe changes. This city reminds me of what happened to NYC during Giuliani’s mayor ship, (it's really getting a new face). I usually spend about two months here and come for carnaval. I parade and compete on one of the two main days with the samba school, (team) Vila Isabel. The competition is very tough and groups are judged on MANY different categories. There are 12 groups that compete and the group I parade with is a smaller group of 3,800, (250 of which are drums)! In 2006 I paraded with them and we won by 1/10th of a point!
I have been here a few weeks now and even though Carnaval is a month away, I have had three big rehearsals. The supermodel Giselle is going to be parading with us this year and many famous Brasilian actors!
Real Estate in this city has also been really exploding since the announcement of the World Cup and Olympics coming here. I have a very good friend here who used to work on the beach selling chairs, umbrellas, and beer. He was a real surfer dude living the beach life. He is now a Realtor like me. Another reason for the prices here being so high, is that most of the buildings are already built and there is no more room really for much more.
It's a great city, and I have tons of amazing friends here. I'm so happy for them all right now, (while they feel bad for my country's economy)!

Are you from planet Phoenicia?
Phoenicia is a really great place in the Hudson Valley! It was just voted in the top 10 on the coolest small towns in America list on Budget traveler's site and magazine!
It's a really similar town to Woodstock, very nearby (10 minutes), but much less of the "Woodstock" price tag, (and more to do)! There are so many super cool houses for sale in the town right now...like this super Catskill cabin!
There really are so many cool small towns all around here and buying a piece of Hudson Valley Real Estate is a super smart move!

This week in Hudson Valley Real Estate
In this past week, there were 24 properties sold in Ulster County. The lowest sold price was $73,400 and the highest sold was $1,525,000, (was asking $2,200,000). Here is the list. Notice list price, sold price, and the days on the market.
My business is suddenly really picking up with buyers, and I think people are starting to see interest rates creep up, and would like to get offers in before the winter. You can look through listings and change your settings so that anything that comes on the market new, and matches your criteria, you are immediately notified!

Slowly creeping in the RIGHT direction...
It's looking like interest rates are creeping up, and so are "pending" (properties with accepted offers) sales! Here is a great article from the National Association of Realtors...
Hudson Valley Real estate is also showing signs fo a pulse. Here are this past week's sold properties...
This past MEDIAN sold price was $240,000.

Network Chiropractic has really helped me!
Network Chiropractic care is a very powerful and unique practice. I went to a Network doctor about 16 years ago because I was in great back pain from my old job of installing monuments, (most weighed hundred of pounds). I remember wondering if it was going to really do ANYTHING because it seemed like such a gentle approach and I was used to the regular chiropractors that forced everything back into place. I knew right away when leaving the doctor's office that SOMETHING was different and better.
Over the years I have gone and really love how it has brought be ease and peace in my stressful life.
It can be a difficult thing for me to explain to people when I try and tell them about it. I just can KNOW that it has worked and done seriously amazing healing in my life. Here is the website that may explain it the way it should be explained...
Locally, I am under the care of Dr. Marc Rabinowitz. Dr. Marc, like other network doctors, really does care about my wellness and wants me to feel better! I know I do feel better, have a great flexibility, and control stress in my life that can turn right into tight back pain.
This care really is powerful, and I know it works for me. For that, I am filled with gratitude!
